What a Sunny Isles Mold Job Includes
This is not a car wash. Car Mold Removal uses Concrobium Mold Control treatment, pH-balanced products, and machine assistance, the same process used in pre-sale preparations for luxury dealerships.
Why it matters for your health: Mold in a vehicle is a different exposure than mold on a wall at home. With the AC recirculating, everyone inside is breathing concentrated spores for the length of the drive. The EPA and CDC both link mold exposure to respiratory irritation, allergic reactions, headaches, and worsened asthma symptoms. Children, older passengers, and anyone with a compromised immune system typically react faster and more severely than a healthy adult would. By the time the smell is noticeable, spores have usually already spread through the HVAC system into every vent in the cabin.

Before & After: Mold Removal We've Actually Done
No stock photos. These are real DShine mold removal jobs across South Florida, the same 11-step process and chemistry used on every Sunny Isles appointment.
Before
AfterPorsche Cayenne — Door Panel & Armrest
Mold spreading across the tan leather door panel and armrest of a red Porsche Cayenne, reaching up onto the wood trim. Leather like this cannot be scrubbed hard, so we use the leather-safe protocol, steam and extraction around the trim, Concrobium, and the sealed ozone cycle. Door panels often show growth first on cars that sit in open lots near water, where rain gets past an aging seal and settles at the lower edge.
Before
AfterLeather Seat — Green-Blue Mold on the Bolster
Green-blue mold growing along the bolster of a tan leather front seat, the point where the seat flexes and traps damp air against the hide. We use a leather-safe antimicrobial, avoid soaking the cushion, and let ozone reach the spores in the stitching and the cabin air. A driver who climbs in with a wet swimsuit or a damp jacket and then parks in a warm open lot sets up this kind of growth.
Before
AfterCloth Bench Seat — Mold-Stain Residue Underneath
A dark blue cloth sedan bench seat with the cushion lifted, showing tan and yellow mold-stain residue on the seat bottom. The stain tells you moisture sat in the cushion, not only on the surface. We lift and vacuum, treat with Benefect, steam, extract and dry, then finish with Concrobium and ozone. A cushion that took in rain from a half-open window in an open lot is a typical way for this to start.
Before
AfterFord Sedan — Steering Wheel, Dash & Vents
Grey-white mold bloom on the steering wheel, dash and vents of a Ford sedan interior. Mold on the dash and the vents means spores are moving through the cabin each time the A/C starts, so we treat the vent path and the hard surfaces, not just the wheel. HEPA vacuuming, Benefect and Concrobium come first, then ozone. A car parked shut in a sunny lot with a damp cabin often grows on these high surfaces, because the heat sits at the dash.
Before
AfterBlack Cloth Seat — Armrest & Console Bloom
A black cloth driver seat, armrest and console covered with grey-white mold bloom, with a green lawn visible outside the window. The dark fabric makes the film easy to see, and it usually reaches the seams and foam below. We HEPA vacuum, decontaminate, steam and extract, apply Concrobium and then run ozone. A damp seat from a wet commute or a rainy week with no chance to air out is a common start for this pattern.
Before
AfterRear Seat & Door Panel — White Mold Spots
The rear seat and door panel of a black sedan, with white mold spots across the rear cushion and loose debris and a license plate frame left on the seat. The rear is where wet gear, bags and towels usually get dropped, and where nobody looks. We clear the debris, vacuum, treat and extract, then use Concrobium and ozone. Guest and rental cars often carry this pattern, since nobody knows what rode in the back.
Before
AfterBlack Cloth Seat — White Speckled Mold
A black cloth seat peppered with white mold speckles, with a red car body visible below the window. Speckled growth like this is often early, and treating it now is usually a smaller job than waiting. We vacuum with HEPA, apply Benefect, steam and extract the fabric, then finish with Concrobium and ozone. A cabin shut in an open lot after a wet jacket or a damp towel was left on the seat is a typical cause on the bay side.
Before
AfterFloor Mat — Heavy Colony Growth
A carpeted floor mat covered by heavy black, brown and white mold colonies. Floor mats hold wet shoes, sand and water, and they stay damp longest, so the carpet under them has to be checked and treated as well. We remove the mat, vacuum, treat the mat and the carpet below with steam and extraction, and finish with Concrobium and ozone. Boaters and dock workers who bring wet shoes and gear into the car see this pattern most.

Open lots, bay air and wet gear
are hard on a car in Sunny Isles.
On the Intracoastal side of Sunny Isles, with the waterway and Dumfoundling Bay to the west and only about 3 feet of elevation, damp air settles over the open lots and garages where residents, staff and guests park. Left untreated, what starts as a musty smell becomes a real health issue for the next person who drives the car. DShine's Concrobium Mold Control and ozone process address the cause, not just the symptom, backed by $2M insurance and a written guarantee. Mold doesn't need much to get started, any trapped moisture inside a closed cabin is enough given South Florida's humidity. The source is almost always one of four things: a clogged AC condensation drain letting water pool silently on the floor pan, a failed door or window seal letting rain in, a clogged sunroof drain, or the car simply sitting unused for two or more weeks without the AC running. In Sunny Isles the cause we find most is wet gear, a towel, jacket or life jacket, shut inside a car that then bakes in an open lot through a full work day, which gives mold the warm, damp cabin it needs.
Sunny Isles neighborhoods we serve,
from the Sunny Isles Boulevard drawbridge to the Lehman Causeway.
From the Sunny Isles Boulevard drawbridge to North Bay Road and the Lehman Causeway, parking and moisture change from lot to lot.
Sunny Isles Boulevard Causeway — Sunny Isles Boulevard (SR 826) crosses the Intracoastal on its own drawbridge in each direction and ends at Collins Avenue, one block short of the ocean. Buildings and lots beside the approaches mix staff, guest and resident parking. We meet the car at its lot or space, never on the roadway.
Gateway Park — Gateway Park, at 151 Sunny Isles Boulevard, is a 5-acre city park with a performing arts stage, a butterfly garden, a water-play area and a parking garage. Visitors bring wet kids' towels and swim bags back to the car. We work at your own address, and we do not set up in the city's garage.
Bella Vista Bay Park — The city lists Bella Vista Bay Park, at 500 Sunny Isles Boulevard, as a small park on the Intracoastal Waterway. Buildings and open lots in that stretch sit within a block or two of the water, so rain and damp air reach cars directly. Tell us the building and the space, and we plan the access with the contact.
400 Sunny Isles Marina — 400 Sunny Isles, on Sunny Isles Boulevard, is a two-tower waterfront development with a private residential marina. Boat days mean wet life jackets, cushions and shoes carried to a car. We coordinate with the building, ask for the space and level, and agree where the ozone cycle can run without foot traffic.
North Bay Road — North Bay Road runs past Pelican Community Park at 18115 and Senator Gwen Margolis Park at 17815, which has a soccer field and a leash-free dog area. Cars come back from park days with wet towels, damp dogs and muddy shoes. We come to your driveway, building lot or visitor space.
Intracoastal Sports Park — The city's Intracoastal Sports Park, at 15800 Collins Avenue, has tennis and basketball courts and limited parking for park users, at $5 an hour or $3 for residents through PayByPhone. The nearby Intracoastal Parks have no public parking. Short stays rarely cause mold, but a sweaty gym bag left shut in a warm car does.
William Lehman Causeway — The William Lehman Causeway (SR 856) runs about 1.7 miles from Collins Avenue across the Intracoastal to Aventura and opened on October 30, 1983. It passes close to high-rise condominiums. Commuters who cross it daily rely on the A/C, so condensation and a damp evaporator are common causes of musty vents.

Sunny Isles car mold,
the questions we hear from the bay side.
Tap any topic to read the full breakdown.
Sunny Isles, officially the city of Sunny Isles Beach, covers 1.81 square miles, of which 0.80 is water. The Atlantic bounds the east side, but this page is about the west edge, where the Intracoastal Waterway and Dumfoundling Bay run along the shore. Wikipedia gives an elevation near 3 feet, which leaves little height to spare when a storm sits on an open lot.
No rain gauge in the city is published that we could check, so the weather numbers belong to the airport station in Miami: 67.41 inches in the 1991 to 2020 record, topped by June (10.51), September (10.22) and August (9.58). Air humidity averages 73.2 percent, rain falls on about 141 days a year, and July afternoons reach a mean high of about 91 degrees.
Use matters as much as weather here. The Census puts the mean commute at 33.0 minutes for 2020 to 2024, and a city transportation review counted roughly one car per household. A car driven every day and parked outdoors beside water, with an A/C that sheds condensation, is a different case from one sealed in a garage for a summer.
Daily drivers come first: mid-size sedans, compact SUVs and crossovers that run between a home, a job, the dock and a restaurant kitchen. Their mold rarely begins in the trunk. It turns up at the door seals, in the footwell carpet and on the rear cushion, typically after one wet week when nobody had a spare hour to air the car out.
Guest and rental cars follow, including cars borrowed from a relative who is staying in a condo for a few weeks. Nobody knows the full history of the cabin, so we go slowly and ask what rode inside: beach towels, a cooler, wet sandals, a stroller, a child's snack.
Last are the work vehicles and the boat owners' cars. Pickups and vans carry tools and damp rope; SUVs head to the dock with life jackets and cushions. Growth tends to start in the cargo area and rear footwells, and we look at the headliner and vents before settling on a price tier.
Housing shapes the mix as well. Owner-occupancy is 54.2 percent for 2020 to 2024 and median gross rent is $2,096, so a good share of the cars on any lot belong to tenants and their guests. Cabins change hands often, leases end, and the one who parked the car last week may not be the one who knows how wet it got.
Open surface lot or staff lot: the car takes sun, then a storm, then sun again. Door seals dry out and crack, and if a window was left a finger's width down, rainwater runs down the glass channel into the door. Heat builds in the cabin afterward, so whatever got wet stays wet inside a sealed car, and the result is a musty smell by the next morning.
Visitor and guest levels of a building garage: these spaces are covered, which helps, but concrete holds moisture and the air barely moves. A guest's car left for two or three weeks on a lower level, with a damp towel on the floor, is the pattern we find. Staff levels see more driving, so the risk is smaller unless someone is away on leave.
Metered public lots: the city says PayByPhone metering is available at all public lots, and its Intracoastal Sports Park lot is limited to park users at $5 an hour, or $3 for residents. Short stays rarely cause trouble. The risk is the car that carries wet gear from a park, beach or boat day and then waits shut in the afternoon sun.
Marina, dock-side and bayside driveways: damp bay air, hosed-down decks and gear tossed into the back make these the wettest trips for a cabin. Cushions, bait buckets, soaked shoes and rope end up beside the carpet. At a house or townhouse near the bay, a carport lets rain blow in at an angle, and growth tends to start at the lower edge of the door panel, where the seal meets the carpet.
May and early June, the first soaking: the dry months leave cars with worn seals that have not been tested for half a year. The first heavy downpours expose them, and cabins that smelled fine in March turn musty within days. A typical call in this stretch begins with 'it rained for the first time and now the car smells.'
Mid-June through September, the deep wet: June averages about 10.5 inches at the Miami airport station, September about 10.2 and August about 9.6. Lots stay soggy, storms often arrive around quitting time, and people climb in with wet umbrellas and jackets. Open-lot cases pile up now, and a glance under the floor mats is the cheapest inspection there is.
Hurricane weeks, August into late September: the Atlantic season runs June 1 to November 30, and the stretch from mid-August to late September is its peak. Owners shut windows and fold in mirrors, and some shift cars into building garages. A car put away with damp carpet is the one that smells different when it comes out.
October through April, the slow dry-down: October and November still bring rain, and a cabin closed up wet during a storm can look fine until the next hot afternoon. By January the average high is near 76 and the low near 61, cars are driven more, and calls trace mostly to a leaking sunroof drain or a spilled drink.
We do the work at the car's own address, so a lot of this comes down to access. For a car parked at a condo, we ask for the building or association contact, the space or level, and whether a gate code or a visitor pass is needed. For a work lot, we ask for a manager's okay first, since the lot owner decides who may work on site.
Insurance paperwork is the other common request. DShine carries $2M in liability insurance, and we can send proof ahead of the visit to a property manager, a marina office or an employer. That removes the usual obstacle, which is not whether we are allowed to work but whether anyone is willing to sign off on it.
Ozone needs room and time. We choose a spot where doors can open fully and where nobody will walk past the sealed car while the cycle runs. In a busy lot, we ask the manager to rope off or reserve the space for that stretch, and we confirm once the cabin has been ventilated and the car is ready to drive.
A metered public lot is a poor place for a visit that lasts several hours, since the city runs PayByPhone parking at all of its public lots and a long job would keep a meter running. We suggest a private address instead: a building space, a driveway or a lot where the owner has agreed, so the car is not fighting a clock while we work.
1. A wet item inside a shut car: a jacket, a towel, an umbrella, a cooler, a gym bag, a life jacket, soaked shoes. The car then waits through a full shift in a warm lot, and the moisture has nowhere to go. It tops the list on the Intracoastal side because the people who drive here work, boat and spend afternoons at the water.
2. A window or sunroof left slightly open in a lot: a small gap lets a squall in, and a few ounces of water in a seat bolster or footwell is plenty. The owner often finds out days later, from the smell, when the cabin has already warmed up twice and the growth has gone deeper than the surface.
3. Worn door seals and weatherstripping: years of direct sun in uncovered spaces dry and shrink rubber, and storm water then finds its way in along the lower door edge or around the trunk. The pattern is mold along one sill or a wet corner of carpet with no clear event behind it.
4. A clogged A/C drain, then a spare car that sits: short, stop-and-go trips with the A/C on, then a shut car in a lot, leave a damp evaporator and, if the drain is partly blocked, water in the passenger footwell. A second or guest car that nobody drives dry adds spores to the headliner and seams. A musty first minute from the vents is the sign.
Before the day: you send photos and a line or two, a tier comes back within minutes, and the exact price is settled once we have looked closely. We then agree on a date and head to the car's own address, with travel already folded into the figure, be it a condo lot, a driveway, an office or a slip at a marina.
During the work: we start by looking, then vacuum with a HEPA unit, then work wet, then dry, then protect and air the cabin. The whole thing normally takes 3 to 4 hours. You can be at your desk or on the boat. Just leave the keys or arrange a handoff, and have the lot's okay on file if it is not your own driveway.
After the last check: photos reach you on WhatsApp as we go, with a final set at the end. If the car lives outdoors, we choose the shadier edge of the space when there is one, since drying goes faster out of the sun. We then tell you when the cabin has aired and the car is ready to drive.
Nearly every call opens with where. Can you come to the lot where the car actually sits? Yes, whether it is a building space, a driveway, a workplace or a marina, as long as whoever controls the lot agrees. Send the address and a photo of the entrance, and we say what we need.
Money is next, and whether the figure moves once someone sees the car. The tiers are $549 for one area and $749 for throughout, and the exact price is confirmed from your photos before we start. Unsure which tier? Three or four photos usually settle it fast.
Then come the practical worries. How bad can a rental or borrowed car be, will the smell really go, and what about leather? We deal with the cause rather than the odor, and leather has its own protocol. If anything returns inside 30 days, the written guarantee brings us back to re-treat it free.
Drivers near the drawbridge often wonder whether the work will block a lane or a building entrance. It will not. One parking space with room to open the doors is enough, and we never work on the roadway, so the day goes on around us. Tell us the lot's entrance and any pass needed.
Odor Removal: the usual companion for a car that smells musty with no growth you can point to. At inspection we decide which service the car actually needs, and we say so plainly when the lighter one will do, so you never buy more work than the car calls for.
Ceramic Coating and Paint Correction: paint in an open lot takes sun, damp air and afternoon rain every day. Owners who are already booking the interior sometimes add a coating or a polish, so a single appointment covers the inside and the outside of the car.
Engine Bay Cleaning: a fit for work trucks and boat-ramp pickups with a grimy underhood. Flooded Car Detailing is a separate service for a car that took in real water. Since we are at your lot or driveway anyway, adding one is simpler than arranging another visit with the property manager.
The glass test: a windshield that fogs on the inside and stays foggy after a night in a lot means the cabin is holding on to moisture. If it clears slowly and the A/C has to run a while first, the carpet or the foam under the seat is probably damp.
The palm test: press the carpet beside a door sill, then feel the seat rails, the trunk corners and the pocket behind the front seats. Dark specks, a pale film or a stiff patch count as early signs, and so does a faint wet-dog note the moment a door opens.
The body test: sneezing, itchy eyes or a scratchy throat that appear only on the first drive of the day suggest growth in the vents or the cabin filter. A smell that peaks when the A/C kicks on points at the evaporator, and a call beats another week of storms.
Week one: this is the easy window. Pull out anything damp, shake the mats, and run the fan for a minute or two before you park so the evaporator can dry. Most cars here sit through a fishing week, a visiting cousin's month or a vacation, not for half a year.
Weeks two to four: close every window and the sunroof fully, and ask someone to take the car out for about twenty minutes, with the A/C on and the vent set to fresh air rather than recirculate. Idling in place does very little. A tub of desiccant can soften a faint smell, but it cannot pull water out of padding.
A month or more: this is when a small leftover patch of damp turns into a spread. Come back to a damp patch or a musty note and call before the car goes through a few more hot afternoons. Boat owners should lift the mats and check the cargo area before the first long drive, since sun-heated moisture meets the A/C all at once.
A city transportation review put average car ownership at about one car per household, so when a household has two or three, the extra vehicle often belongs to a guest, an employee or a relative who drives it now and then. We ask who uses each car and when it last moved, which tells us where the moisture hides.
If several cars in one building or family need attention, we line them up for one visit rather than separate trips. Each car gets its own tier, so a car with one damp seat is not priced like one with growth throughout, and every one of them carries the same written 30-day guarantee.
Where the lot is tight, we plan the order around the manager's rules and the spaces we are given, because ozone needs a car sealed and left alone. One message with every plate, space, key holder and preferred time makes the schedule easy to lock in, and we confirm it back to you in writing.
What is covered: 30 days, in writing, at 100 percent satisfaction. If mold or a mold odor shows up again inside that window, we come back to the same address and re-treat the car free. Nobody argues about the cause, and the car never has to travel.
What is not magic: a car that returns to an open lot with the same tired seal or cracked sunroof drain will take on water again, and the smell can follow. During the visit we point out what we see, a seal, a drain or a habit, so that it gets fixed before day 30 arrives.
How to use it: send a photo or a few words about what you notice, and we set a date. The terms are written down so that you know what is covered before you say yes, and so a property manager or an employer can read the same page you did. It is a plain promise with no fine print.
Work vans and pickups collect moisture in a different way than a family sedan: cloth bench seats, rubber mats that trap water, tools, rope and gear in a cargo area. The mold is often in the cargo floor and the carpet beneath the mats, and sometimes in cardboard, boxes and insulation. We inspect that area as carefully as the front seats.
Older cars, say 12 years and up, have seals that have aged and carpets that may have been wet before. We take more time to separate old staining from active growth, and we test a small, hidden area before treating delicate fabrics. Where original material is fragile, we use gentler steam and extraction, and tell you what can and cannot be reversed.
A high-value car does not change the steps, but it changes the pace. Leather gets the leather-safe protocol, trim and electronics get kept away from liquid, and we do not push moisture into foam that is already wet. The result should look and smell like a car that was cleaned, not one that was over-treated.
Contractors' trucks and vendors' vans in a mid-rise building's lot carry another kind of load, with cardboard, insulation scraps and wet rags that hold water against the cargo floor. We lift what we can, treat the bed liner and the carpet under it, and tell the owner which items should be thrown out, since treating a soaked cardboard box is not worth anyone's money.
After a boat trip: take every wet item out of the car, not just off the boat. That means life jackets, cushions, dock lines, bait buckets and the shoes. Let the floor mats dry in the open air, and vacuum the sand and grit that holds water against the carpet.
Before a visitor leaves or you do: check the sunroof gasket and door seals for cracks, confirm every window is fully up, and take out towels, grocery sacks and food wrappers. Half an inch of open glass is enough for a squall, and rain inside a parked car can start growth in a day or two.
On the way into the space: for the last few minutes of the drive, set the A/C cold, then fan only for a minute to dry the evaporator. Leave a spare key with a friend or the building desk and ask for a fifteen to twenty minute run every week or two, which beats any moisture tub.
Picture two cars that start the same way, with one wet jacket left on a rear seat during a July storm. The first owner sends photos that evening, and the growth is a patch on one cushion. The second waits for a few weeks of hot afternoons, and by then the film is on the seams, the carpet beneath and the vent grille. One is a single-area job and the other can become a whole-cabin one.
The invoice reflects it: $549 for mold in one area, $749 when it runs through the vehicle. A daily driver adds a second cost, because each time the A/C starts it moves air across whatever is growing and into the cabin you breathe. Waiting is therefore not a neutral choice for a car you actually use.
Acting early is also easier on your calendar. A contained patch is one visit of 3 to 4 hours, while a car that stayed damp for weeks may need more attention on the headliner and the vent path. If you are unsure, send photos. A quick look often settles the question without any commitment.
A large share of the cars around Sunny Isles do not belong to the people who sleep here: they belong to those who work in the buildings, restaurants and shops, and to the guests who visit them. The Census puts owner-occupancy at 54.2 percent for 2020 to 2024, so a large share of residents rent and answer to a landlord or an association about what can happen in a lot.
Staff cars are driven daily, so the risk is wet gear and open-lot rain, not a long idle. We arrange the visit around the shift, with a keys handoff and the lot manager's okay, so the employee does not have to take time off, and the 3 to 4 hours of work fits into part of a working day.
Guest cars and rentals are different: nobody knows how clean the cabin was, and the driver is often leaving soon. If you are a host or a manager who lends a car to guests, a periodic inspection of the cabin, especially the floors and the trunk, is cheap and quick. If a rental comes back with a smell, we can treat it at the lot.
For managers and hosts who rotate cars among guests, a quick walk through the cabin before each hand-off takes a minute: sniff, touch the carpet, check the trunk. Our visit is the follow-up when that check turns up something, and the photos we send make it easy to show the owner or the association exactly what was found.
$549, one area: a seat, a door panel or a patch of carpet where the growth is contained. **$749, throughout:** growth in several places, in the headliner or along the vent path. Travel to the lot, driveway, office or marina is part of both, so reaching Sunny Isles adds nothing to either number.
How we decide: you send a few photos and a sentence on where you saw or smelled it. A tier comes back in under 2 minutes. We then read the photos more closely and confirm the exact price before any product comes out, and that figure stays put once you agree. If Odor Removal is all the car needs, you hear it first.
A firm number and a plain scope also make life easier for an association, an employer or a lot owner who has to approve a visit. The written 30-day guarantee goes with the job, and we are happy to hand the same page to whoever asks. Ask for it when you book.
The pattern here: on the Intracoastal side, trouble seldom starts in a luxury garage over a long absence. It starts with an everyday car, a staff car, a guest car or a boat owner's SUV in an open lot beside water, with something wet inside and a seal past its best. Rain stays steady, with about 67 inches a year at the Miami airport station.
The numbers: $549 for one area, $749 for the whole cabin, travel included, a tier within 2 minutes and the exact price confirmed from your photos before work starts. A visit runs 3 to 4 hours at your lot, driveway, office or marina space, and you do not need to stand by.
The promise: an 11-step treatment, a leather-safe protocol on leather, nobody in the car during ozone, and photos by WhatsApp. DShine is IDA certified with $2M in liability insurance, and if mold or its odor returns in 30 days, the written guarantee means a free re-treatment.
Ozone is the one step that leaves nothing behind on a surface. A generator fills the closed car with gas that drifts into ducts, foam voids and headliner fibers, the places where spores survive a wipe-down. We schedule it for a stretch when the car can sit undisturbed, since the gas needs time to do its work.
For the length of the cycle the car is off limits to everyone, pets included, and so is the stretch of pavement beside it. In a shared lot we pick a corner, name the out-of-service space to the contact, and keep it clear until the air has been replaced. Open sides help, because the doors can swing wide at the end.
Airing out comes next, with every door open, followed by a Meguiar's odor bomb and a last inspection pass. You are told the car is ready only when the cabin smells of nothing at all, not of fragrance laid over a problem. That is the standard we hold this step to.
